Window screen mesh is stretched across a thin aluminum or vinyl frame and held under tension by a rubber cord called a spline - and both the mesh and that spline give out long before the dirt does. On a Wilmington house the whole job runs an afternoon, and it makes a bigger difference to how much light comes in than most homeowners expect, because a film of salt and pollen on the mesh is quietly dimming every window behind it.

Why screens load up faster here than they do inland

A screen is a filter that nobody ever changes. It sits in moving air all day, and whatever is in that air collects on it. Around the Cape Fear three things arrive in quantities that a house in the Piedmont never sees.

The first is salt. Sea spray carries inland as a fine aerosol, dries on whatever it lands on, and leaves a mineral crust behind. On Wrightsville Beach and across Pleasure Island that happens on every exposure; even well back from the water, an east-facing screen picks up noticeably more than a sheltered one on the other side of the same house. Salt is also the reason a dry-looking screen still feels faintly tacky - the residue holds damp long after a rain has passed.

The second is pollen. Loblolly and longleaf pine coat this whole region yellow in spring, and oak catkins follow. Pine pollen grains are large enough to lodge in the weave rather than blow through it, which is why a screen can look grey and flat in April even though nothing has actually stained it.

The third is simple humidity. Air off the river and the Intracoastal keeps mesh damp for long stretches of the morning, and damp mesh holds everything that lands on it instead of shedding it. Homes on the low, shaded lots - the older streets near Greenfield Lake, the wooded riverfront stretches up toward Castle Hayne - stay damp the longest and load up the fastest.

Take them out - do not clean screens in place

Cleaning a screen while it is still in the window is the single most common mistake, and it fails in two directions at once. You cannot rinse from both sides, so you drive grit deeper into the weave rather than out of it. And any water you push through the screen goes straight onto the window, the sill, and the wall cavity behind the frame, which on a wood-trimmed coastal home is exactly where you do not want repeated soaking.

There is also no way to support the mesh from behind. Every stroke of a brush or blast of a hose pushes the screen away from you, and the only thing resisting is the spline in the frame channel. That is how a screen ends up permanently bellied out even though it was never torn.

Label the screens before you pull a single one

Screens look interchangeable and are not. Even in a builder-grade house, frames vary by a fraction across openings, and a screen that came out of one window will often sit loose or refuse to seat in the next. Before removing anything, put a small piece of masking tape on the inside of each frame and write the room and position on it - front bedroom left, kitchen over sink, and so on.

That is ten minutes of work up front, and it spares you a long irritating shuffle when everything goes back in. Work one elevation of the house at a time so the pile never gets mixed, and carry screens flat rather than by one corner, which is how frames get racked out of square.

What you actually need

The list is short and deliberately gentle. A brush with genuinely soft bristles - the kind sold for washing a car is ideal, and any household brush qualifies if the bristles flex easily under light thumb pressure. A bucket of warm water with a small amount of dish soap or a mild general-purpose cleaner. A garden hose with a standard spray nozzle. And a flat surface to work on: a lawn, a couple of sawhorses, or a clean section of driveway with a towel or tarp underneath so the frames are not grinding on concrete.

What is not on the list matters more. No pressure washer. No bleach. No abrasive pads, no stiff-bristle deck brush, no scouring powder. Bleach in particular will not make a screen whiter - it does nothing useful to the mesh and it attacks the frame finish and the spline over repeated applications.

The wash, step by step

Lay the screen flat and rinse both sides first with plain water at hose pressure. A surprising amount of pollen and loose grit leaves at this stage, and getting it off before you introduce a brush is what stops you from grinding it into the weave.

Dip the brush in the soapy water and work in long, light strokes that follow one direction of the weave rather than scrubbing in circles. The pressure you want is about what you would use on a car door. Do one side, flip the screen, do the other. On a heavily loaded coastal screen the second side always comes off dirtier than you expect, because most of the salt film is on the outward face.

Rinse thoroughly from both sides until the water runs clear and no soap remains in the weave - dried soap residue attracts dirt and will grey the screen again within weeks. Hold the nozzle back a foot or so and let the water do the work; a tight jet held close will push the mesh out of the frame even at hose pressure.

Fiberglass and aluminum mesh do not behave the same

Most screens installed in the last few decades are fiberglass - a woven plastic-coated mesh, usually charcoal or grey, that is flexible and forgiving. It is also the mesh that stretches. Fiberglass has memory only up to a point, and once it has been pushed out of plane it stays that way, which is why brush pressure matters more on these than on anything else.

Older homes around the historic district and the established neighborhoods often still have aluminum mesh - stiffer, slightly shiny, and it holds its shape far better. Aluminum tolerates a firmer brush, but it has its own problem on the coast: it oxidizes, leaving a chalky grey film that transfers to your hand and to the brush. That oxidation will not wash off, and trying harder to remove it only polishes some areas and not others. If a screen leaves grey on a wet cloth after a proper wash, it is oxidized aluminum, and that is a replacement question rather than a cleaning one.

What ruins a screen, and all of it is avoidable

A pressure washer is the fastest way to destroy a screen and the most common cause of the ones we see replaced. Even a low setting at a distance will blow mesh clean out of the spline channel, and at close range it simply cuts through fiberglass. There is no pressure setting that is both effective and safe here.

Stiff brushes and circular scrubbing are the slower version of the same damage - they stretch the weave locally, and the resulting ripple catches light and shows from inside the room permanently. Leaning a screen against a wall and scrubbing it vertically has the same effect, because the frame is supported at two corners and the mesh takes the entire load.

Finally, do not leave screens lying in direct sun on hot concrete through a summer afternoon. Vinyl frames soften in that heat and can take a set, and a frame that has bowed will not seat cleanly again.

Drying and reinstalling without a bow in the frame

Shake off the bulk of the water and stand each screen on edge, leaning at a slight angle, out of direct sun. Air drying takes well under an hour in Wilmington heat. Resist the urge to wipe them dry with a towel, which snags the weave and leaves lint behind.

Reinstall while everything is fully dry. A screen put back damp traps moisture against the window frame, and on wood trim that is a genuine rot risk rather than a cosmetic one. Seat each screen by its labeled position, press evenly from both sides rather than pushing on the center, and check that the frame sits flush in the channel all the way around before you let go.

How often this is worth doing on the coast

Once a year is the honest baseline for most Wilmington homes, and the natural time is late spring, after the pine pollen has finished and before the humidity settles in for summer. That single wash clears the two heaviest loads of the year in one pass.

Homes with direct water exposure are a different case. On the barrier islands and along the sound, twice a year is realistic - the salt load simply arrives faster than one annual cleaning can keep up with. Vacation rentals get a further push, because screens are opened and handled by different people every week through the season.

Well inland, on a sheltered lot with little pine overhead, every other year is defensible. The test is not the calendar. Stand inside on a bright day and look through the screen at something a distance away. If the view reads hazy or flat, the mesh is loaded, whatever the schedule says.

When a screen is past cleaning

Some screens are finished, and washing them is time spent for nothing. A tear anywhere in the mesh will keep growing along the weave, and there is no repair patch that stays put outdoors for long. Mesh that is visibly bellied, rippled, or loose in the frame has lost its tension and will not come back; that needs new spline and usually new mesh.

Rescreening is genuinely straightforward - the mesh, spline, and a spline roller are inexpensive, and a frame can be redone in fifteen or twenty minutes once you have done one. It is often the better answer for an old aluminum screen that has chalked, because no amount of washing will restore an oxidized surface.

Where screen cleaning fits with the rest of the exterior

Screens come out first, before anything else on the house gets touched.
