On the Cape Fear coast, storm season sets the cleaning calendar
Inland, washing the outside of a house is a spring chore and that is the end of the thinking. Here it is worth planning around the Atlantic hurricane season, which runs from the start of June through the end of November, because that stretch decides both what ends up on the house and whether a fresh clean lasts. Two windows tend to make sense. Late spring, once the oak and pine pollen has finished falling, puts the property into the wet months already clear, and a clean surface sheds storm debris far more easily than one that already carries a film of growth for the debris to stick to. Late fall, after the season closes, deals with what the season actually left behind: leaf litter packed into gutter runs and screen tracks, wind-driven salt spray on the seaward elevation, and the sediment line that standing water leaves along the bottom course of siding.
What we would not suggest is booking a whole-property wash in the days before a named storm is forecast to track near the mouth of the Cape Fear. The house will not be any cleaner for it a week later, and you will have paid to do the same work twice. The sensible exception is gutters. Clearing them ahead of a heavy rain event is not a cosmetic job at all, and it is the least expensive thing on this list.
Azaleas and camellias come first, and that shapes how we work
Yards in this area are planted the way few other places are. Azaleas, camellias, gardenias and mature live oaks are much of the reason these lots look the way they do, and the soft-wash solutions that clear algae and mildew off a wall are not something you want running freely into the root zone underneath them. Any exterior cleaner working here should be able to tell you exactly what they do about that before they start, and a vague answer tells you something useful.
The practical version is not complicated. Beds directly under a wall being washed get a heavy pre-soak with plain water, which dilutes anything that reaches them and keeps thirsty plants from drawing it up. Where a bed sits tight against the foundation, we tarp it. Runoff is directed toward turf or hard surface rather than left to pool in a bed, and everything gets rinsed again once the wall above it is finished. On house washing this matters more than the wash itself, because the plants are usually worth more than the siding and take a great deal longer to replace. It is also worth moving anything portable beforehand, since patio furniture, cushions and potted plants are far easier to shift than to clean twice.
Downtown brick is not the same job as a Leland new build
The Wilmington area holds two very different kinds of building stock, and treating them the same is how real damage gets done. The historic district and the older streets around it carry soft, century-old brick set in lime mortar, along with a great deal of painted wood: shutters, columns, railings, porch ceilings and decorative trim. Brick of that age is far more porous than modern brick, and the mortar between it is deliberately softer than the brick itself, so that the mortar wears rather than the masonry. Put a pressure wand on that and you do not simply strip paint, you take the face off the brick and open the joints, and repointing is a bill on an entirely different scale from a wash. Those surfaces get low pressure, the right cleaning solution and patience, and some of the detail is better done by hand.
The newer vinyl and fiber-cement homes out in Leland, Brunswick Forest, Ogden and Porters Neck are a more forgiving surface, but they carry their own rule: never force water upward under a lap joint. Vinyl siding is built to shed water running down its face, not water driven up behind it, and moisture that gets in has nowhere to go and no reason to leave. That is why wall washing and roof cleaning here are both soft-wash work, and why real pressure is kept for flatwork such as concrete and brick paving, where it belongs. Anyone quoting the same method for a downtown brick facade and a suburban vinyl elevation is describing their equipment rather than a plan.
The questions that separate a real quote from a number
Exterior cleaning is an easy trade to quote badly, because nearly everything separating a good job from a poor one is invisible in the price. A few questions surface it quickly. Is the roof being soft washed, or walked and rinsed, and what does that do to the granules. Are gutter faces included in a house wash or priced apart from it, given that a freshly cleaned wall makes a streaked gutter more obvious rather than less. What happens to the beds and to the runoff. Is the figure quoted for the whole job, and what would change it once the crew is on site.
We would rather answer all of that before there is any commitment, including when the honest answer is that a surface does not need doing yet. A deck or patio lightly greyed on one shaded side often does not justify a visit of its own, and is better folded in with something the property already needs. Anyone who cannot tell you what they would leave alone is not really pricing your property.
