How we get deck, fence & patio right
The porch and back deck are where a Wilmington home really lives, and the coastal climate that makes them usable much of the year also keeps them damp enough to grow a film of mildew. Pressure-treated wood decks in Ogden and Monkey Junction, brick and paver patios in the downtown historic district, and the screened porches common out in Hampstead all collect organic growth in their pores and joints. We fit the method to the surface, soft washing delicate wood and painted rails while giving sturdier brick and concrete a controlled surface clean. The joints, screen tracks, and shaded corners where mold starts first are handled by hand, and we work carefully around railings and landscaping. Because the wettest, most humid stretch runs through the summer, a clean heading into the fall leaves the space ready for the months everyone actually wants to sit outside. Fences get the same treatment and the same care. A board fence in the Wilmington area is usually the dirtiest wood on the property and the least noticed, because the growth builds evenly on both faces until the whole run has gone grey-green rather than one obvious patch. The shaded north side, the bottom eight or ten inches that stay damp off the ground, and anything sitting under an irrigation head are always the worst of it. Pressure-treated pine, cedar pickets, and vinyl panels each want a different approach, so we soft wash rather than blast: high pressure on a fence raises the grain, drives water into the end grain at the post tops, and strips what is left of a stain far faster than weather ever would. Where a fence is going to be re-stained or sealed afterward, the clean has to be even and fully rinsed or the finish will go on blotchy, so we treat that as a prep job with a different standard than a cosmetic wash. Cleaning a fence on the same visit as a deck or house wash is usually the sensible way to do it, since the equipment is already set and the whole back of the property ends up matching.
